How the index works

The core version of the index uses official UK data to score five areas of market health. Each pillar is scored separately, then combined into a single headline score out of 100.

Pillar weights in the headline index

  • Affordability: displayed out of 30
  • Lending: displayed out of 20
  • Activity: displayed out of 20
  • Borrower stress: displayed out of 20
  • Market balance: displayed out of 10

How the final score is built

Each pillar starts with a raw score based on monthly data bandings. Those raw scores are then rescaled into the pillar weights above and combined into a total score out of 100.

  • Affordability: Bank of England mortgage rate plus a modelled repayment burden based on average UK house prices and earnings.
  • Lending: Bank of England house purchase approvals.
  • Activity: HMRC residential property transactions.
  • Borrower stress: UK Finance homeowner arrears rate.
  • Market balance: UK HPI annual house price growth.

The index is designed as a consistent monthly benchmark, not a perfect description of every borrower or every local market. Its main purpose is to track whether conditions are improving, weakening or staying broadly steady over time.

Each pillar also has its own dedicated page with deeper charts and methodology: Affordability, Lending, Activity, Borrower stress, and Market balance.
